How it works
- The homeowner types their address
- They outline the roof on the satellite map, which gives the footprint in square feet
- They pick the job: asphalt shingles, metal, tile, a repair or gutters
- They add what they know: steep pitch, second story, an extra layer to tear off, soft spots in the deck
- They see your ballpark range, with a note that the final price comes after you measure on the roof
- You get the lead with the address, the footprint, the job, the extras and the price they saw
Your prices, your extras
Set a starting price and a rate per square foot of footprint for each roof type, and a price for each extra. With sample rates of $7,500 for the first 1,000 square feet and $6 a foot after that, a 2,000 square foot footprint in shingles comes to about $13,500, shown as $12,100 to $15,600. Change any number from your phone.
What it does not do
The satellite view measures the footprint, not the pitch, and it cannot see soft decking or how many layers are up there. Your rates assume a normal walkable pitch, and the extras cover the rest. It is a first number that sorts the serious homeowners from the curious, not a signed estimate.
Why it matters
A roof inspection costs you an hour or two with the drive. When the homeowner already saw a range that fits their budget, the inspection is to confirm and sign, not to start from zero.
